Commercial Graffiti Removal in South Florida

Fast, professional graffiti removal that restores your property's appearance and eliminates the "graffiti target" signal to vandals.

Graffiti on a commercial property is more than an aesthetic problem — studies consistently show that unaddressed graffiti signals neglect and attracts additional vandalism within days. TitanFlow Exteriors provides fast-response commercial graffiti removal across South Florida, deploying professional-grade chemical removers matched to the paint type and substrate to eliminate tagging, throw-ups, and spray paint without damaging the underlying surface. The faster graffiti is removed, the lower the chance of re-tagging — and we move quickly to get your property restored.

Our Process

Effective graffiti removal depends on selecting the right chemical remover for the paint type (latex, oil-based, aerosol enamel, or paint marker) and the substrate (concrete, brick, stucco, metal, or glass). Using the wrong product — or relying solely on pressure washing — either damages the surface or leaves a ghost shadow that is nearly as unsightly as the original graffiti. Our process begins with a substrate and paint assessment to select the appropriate remover from our kit: gel-based removers for porous masonry (concrete and brick), solvent-blend removers for non-porous surfaces (metal, glass, and painted panels), and specialized citrus-gel formulations for stucco and EIFS where aggressive solvents could damage the surface.

The selected remover is applied and allowed to dwell for the time specified by the manufacturer for the contamination depth and substrate type — typically 5–20 minutes. During dwell, the remover penetrates and lifts the paint from the substrate. After dwell, we apply pressure washing or scrub-and-wipe technique depending on the surface to remove the loosened paint and remover together. In many cases a second application is needed for deeply penetrated or layered paint. After removal, the surface is rinsed clean and inspected for ghost shadowing — faint outlines of the original graffiti. Where shadows remain, we apply a final anti-shadow treatment or recommend a coat of graffiti-barrier sealer as a protective and aesthetic finish step.

Common Questions

How quickly can you respond to a graffiti incident?

We aim to respond to graffiti calls within 24–48 hours for standard commercial clients and within 24 hours for clients on priority response contracts. The faster graffiti is removed, the lower the statistical likelihood of re-tagging in the same location. Call 754-305-2199 as soon as graffiti is discovered.

Will graffiti removal damage our building's surface?

Not with the correct remover chemistry and technique. The most common cause of surface damage in graffiti removal is using the wrong chemical (too aggressive for the substrate) or relying on high-pressure water alone. We assess your surface type first and select the appropriate remover — gel formulations for porous masonry, citrus-gel for stucco and EIFS, solvent blends only on non-porous metal or glass.

Can you remove graffiti from stucco without damaging it?

Yes. Stucco is one of the most surface-sensitive substrates for graffiti removal. We use citrus-gel removers that penetrate paint without attacking the stucco texture or paint coating underneath. High-pressure or aggressive solvent approaches that other operators use can damage stucco — we specifically avoid both.

What if there is a ghost shadow left after removal?

Ghost shadows — faint outlines remaining after removal — can be addressed with a second anti-shadow chemical application, light sanding and touch-up painting, or the application of a surface graffiti barrier that provides a fresh, uniform appearance. We discuss and quote these options with you before closing the job.

Can you remove spray paint from a painted metal roll-up door?

Yes. Painted metal surfaces require a solvent-based remover formulated to lift the graffiti paint without attacking the underlying coating. Application technique is important — aggressive scrubbing or abrasive pads can scratch the substrate. We use the chemical remover to do the work and minimize mechanical abrasion.

Do you offer anti-graffiti coating application after removal?

Yes. After graffiti removal we can apply a sacrificial or permanent anti-graffiti sealer to the cleaned surface. This coating creates a barrier that prevents future graffiti paint from bonding to the substrate, making future cleanup faster, cheaper, and more complete. Pricing is quoted per square foot of coated surface.

Is there graffiti you cannot remove?

Very old, deeply etched, or sandblast-applied graffiti may be beyond chemical removal without surface damage. In these cases, removal options include surface sanding, shot blasting (on appropriate substrates), or repainting. We will tell you honestly at the assessment if your graffiti requires methods beyond chemical removal.

Do you document the graffiti for insurance or police report purposes?

Yes. Before starting any removal work, we photograph the graffiti from multiple angles for your records. We can provide these photos digitally for use in insurance claims, police reports, or property management documentation.

Can you remove graffiti from a historical building without damaging the original surface?

Yes, with care. Historic substrates — old brick, stone, terra cotta, and historic stucco — require the gentlest possible removers at the most conservative concentrations and minimal mechanical agitation. We can work within the guidelines of historic preservation consultants and will defer to their recommendations on method approval.

Do you offer a graffiti maintenance contract for recurring vandalism?

Yes. For properties in high-vandalism areas, a graffiti response contract provides priority dispatch and reduced per-incident pricing in exchange for a monthly or annual service agreement. This model is popular with property management firms, transit agencies, and commercial landlords in urban commercial zones. Call 754-305-2199 for details.
