Our Process
Soft washing is fundamentally different from pressure washing in its operating principle. Where pressure washing uses mechanical force (high PSI) to dislodge surface contamination, soft washing uses chemistry — specifically, surfactant and biocide solutions — to kill, loosen, and float contamination off the surface at pressures that are safe for delicate materials. Our commercial soft wash system applies a blended solution of sodium hypochlorite (at a commercial concentration appropriate for the surface and contamination type), a surfactant to increase surface contact time and penetration, and a neutralizer to protect surrounding vegetation and surfaces.
Solution is applied from the bottom of the surface upward to prevent streaking, allowed to dwell for 5–15 minutes depending on the contamination type and intensity, and then rinsed from top to bottom at low pressure (150–500 PSI). This dwell time is critical — it allows the biocide to penetrate the algae or mold colony and kill the organism rather than just washing away the surface layer. The result is a cleaner surface that stays clean significantly longer than pressure-washed surfaces where the root of the biological organism remains embedded in the substrate. For multi-story soft wash applications we use a proportional injector system that delivers solution through standard garden-hose-pressure supply lines, eliminating the need for aerial access in many cases.

Is the bleach in your soft wash solution harmful to landscaping?
When applied correctly, no.
