Commercial Storefront Cleaning in South Florida

First impressions start at the front door — keep your storefront clean, bright, and inviting year-round.

In South Florida's competitive retail environment, a dirty storefront costs you customers before they ever walk through the door. Foot traffic, humidity, sea air, and tropical foliage combine to dirty glass surrounds, stain concrete aprons, streak awnings, and coat facade panels with grime and biological growth faster than in virtually any other U.S. market. TitanFlow Exteriors delivers professional commercial storefront cleaning to retail tenants, property managers, and shopping center owners across Broward, Miami-Dade, and Palm Beach Counties — with overnight scheduling available so cleaning never disrupts store hours.

Our Process

Our storefront cleaning process is methodical and surface-specific. We begin at the top of the storefront and work downward — treating awnings and canopy soffits first, then facade panels and signage surrounds, then glass entry surrounds and storefront frames, and finally the concrete or paver sidewalk and apron. This top-down sequence ensures that runoff and residue from upper surfaces are captured and removed as we work down, rather than re-contaminating already-cleaned lower surfaces.

For awnings we apply a fabric-safe cleaning solution to canvas and vinyl surfaces, agitate with a soft brush where needed, and rinse at low pressure to avoid forcing water behind the awning hem. Facade panels — whether painted stucco, ACM (aluminum composite), or EIFS — are soft-washed to remove mold, mildew, and soiling without stripping paint or damaging caulk joints. Glass surrounds and storefront frames are cleaned with a non-streaking surfactant and squeegeed or rinsed clean. The sidewalk apron receives the most aggressive treatment: degreaser pre-treatment for gum, spilled food, and foot traffic oils, followed by pressure washing at 2,500–3,000 PSI with a surface cleaner for uniform results across the full sidewalk width.

Common Questions

How much does commercial storefront cleaning cost?

Storefront cleaning for a typical inline retail unit starts at $150–$400 per visit depending on storefront width, surface complexity, and services included. Full shopping center corridor cleaning is quoted on a per-linear-foot or per-square-foot basis. Call 754-305-2199 for a site-specific estimate.

Can you clean a storefront without damaging the signage or lighting?

Yes. We identify and protect signage, exterior lighting fixtures, and electrical conduits before washing begins. Soft-wash technique is used on and around signage panels, and we avoid directing pressure into electrical housings or open conduit ends.

How do you clean fabric or vinyl awnings without damaging them?

Canvas and vinyl awnings are cleaned with a fabric-appropriate surfactant applied at low pressure or by soft brush. We never blast awning fabric with high-pressure water, which can damage seams, delaminate vinyl coatings, and force water behind the mounting hem into the wall substrate.

Can you remove chewing gum from sidewalks and entryways?

Yes. Gum removal is addressed with a combination of hot-water pressure washing and targeted degreaser treatment. Hot water (160°F+) softens gum adhesion and, combined with a rotary surface cleaner, removes the majority of gum deposits effectively from concrete and paver surfaces.

Do you service storefronts on a recurring maintenance schedule?

Yes. Monthly or bi-monthly storefront cleaning maintenance contracts are available with discounted per-visit pricing. Regular service prevents the buildup that makes infrequent deep-cleaning jobs more time-intensive and expensive. Many property managers bundle storefront cleaning with other exterior services under a single contract.

Can you clean during store hours?

We generally recommend overnight or pre-opening cleaning (before 8 AM) to avoid customer disruption and slip hazards during sidewalk washing. For exterior facade-only work that doesn't involve sidewalk washing, daytime service is feasible with appropriate customer safety cordoning.

Will pressure washing remove stains from concrete pavers in front of the store?

Concrete and brick pavers respond well to pressure washing combined with degreaser pre-treatment. Oil, food, and organic stains are significantly reduced in most cases. Rust staining from irrigation or metal furniture may require an oxalic acid pre-treatment that we can add to the scope.

Do you coordinate with the shopping center property manager for multi-tenant centers?

Yes. For shopping center-wide storefront cleaning programs, we work directly with the property management team to coordinate scheduling, tenant notification, and access logistics. Consolidated invoicing for the full center is available.

Is storefront cleaning safe for painted or coated facade panels?

Yes, when using the correct technique. Painted surfaces and ACM (aluminum composite material) panels are cleaned with soft-wash — low pressure under 500 PSI — using a surfactant that lifts soiling without stripping paint or coating. We never apply high-pressure washing to painted or coated panel systems.

How quickly can you schedule storefront cleaning for a new commercial tenant moving in?

For move-in or pre-opening cleaning, we can typically schedule within 5–7 business days of contact. For urgent move-in timelines, call 754-305-2199 and we will do our best to accommodate with priority scheduling.
