Our Process

Commercial roof cleaning begins on the ground with a safety and access assessment. We identify the roof type and material (TPO membrane, modified bitumen, built-up roofing, concrete tile, clay tile, standing seam metal, or metal R-panel), the contamination profile (Gloeocapsa magma algae streaks, green algae, mold colonies, lichen, or atmospheric soiling), and the access requirements (ladder, hatch, parapet access, or aerial equipment). For roofs over 2 stories or without safe perimeter access, we use boom lift access — never walking on steep or unsecured roofing without a fall arrest system in place.

Cleaning is performed exclusively with the soft wash method: a sodium hypochlorite biocide blend mixed at the appropriate concentration for the roof type and contamination level, applied from the ridge or center outward using a low-pressure application system. Solution dwell time is carefully managed — typically 10–20 minutes — to allow full biocide penetration of the algae or mold colony before the rinse. Rinsing is performed from the center or ridge outward and downward, directing all runoff toward the roof drainage system. We pre-wet all downspout discharge areas and surrounding landscaping before rinsing begins and apply a neutralizer rinse to downspout discharge zones to protect plantings. For flat membrane roofs (TPO, EPDM, modified bitumen) we use only soft brushing and low-pressure rinse — never chemical concentrations that could attack the membrane or accelerate UV degradation.

Will roof cleaning damage our TPO or flat roofing membrane?

Not with our approach. For TPO and single-ply membrane roofs, we use highly diluted biocide solutions — well below the concentration that would affect the membrane chemistry — combined with very low-pressure rinsing and soft brush agitation where needed. We do not use high-pressure water or concentrated bleach on membrane roofing.
